Notable Projects
With Seattle encouraging density in communities close to downtown, the redevelopment of McGraw Square at Queen Anne captures the charm of this existing, historic neighborhood with its cobblestone streets and close proximity to dining and shopping.
Located within two miles of the Space Needle and Downtown Seattle, the development met the challenges of creating a neighborhood that was singular in its high design and seamlessly complementary of the surrounding eclectic community. Faced with a steep sloping site, upslope, downslope, and cross-slope townhomes were designed to maximize the premium views of Puget Sound and the Olympic mountain range, while preserving existing on-site trees and renovating existing school site buildings. In addition to overcoming difficult site grades serving emergency vehicle access standards, the development also navigated complicated and overlapping city regulations.
The mix of classic and contemporary townhome styles offers unique design solutions, including great rooms placed on upper levels with rooftop decks capturing impressive views; garage and secondary bedrooms on the mid-level; and the master bedroom and office located beneath the garage level.
The Cove Clubhouse at SeaHaven
A site originally slated as a passive park was reimagined as The Cove Clubhouse—a design vision flawlessly executed to deliver an attractive community amenity with a strong sense of identity and arrival.
The architectural style of the clubhouse was inspired by a Napa Valley winery and reflects a warm, inviting cottage character utilizing a “village of forms” to accommodate a diverse building and amenity program. The strong stone forms were placed in such a way as to define outdoor “rooms,” creating a variety of entertainment and event spaces important for larger community gatherings. The west end of the clubhouse building features an outdoor patio above terraced seating that overlooks an event lawn and an elevated stage for community concerts. Inside, the clubhouse features several bar/lounge areas, a prep kitchen, a game room, and a multipurpose room leading into an expansive outdoor patio. A variety of outdoor lounge areas line a second event lawn on the east end of the clubhouse, leading towards the outdoor pavilion that is complemented by a pre-function gathering space and bocce courts.
Located just north of Downtown Oakland in an area rich with community resources and services, NOVA Apartments supports the demand for permanent supportive/transitional housing for the formerly homeless.
The permanence and affordability of stable housing provides people who formerly experienced homelessness an opportunity to thrive within their community and establish more productive lives with safe, decent, and stable housing. The six-story 57-unit affordable supportive housing project consists of 33 studios, 24 one-bedroom units, and one two-bedroom unit reserved for the property manager. Coordinated support services and activities include on-site workshops, group sessions, life skills, job training, informal gatherings, and one-on-one meetings.
Residential common spaces include a multipurpose room, community kitchen, property management office, case manager offices, and an outdoor courtyard with barbecues concentrated on the ground level. An additional outdoor common space is located on the second floor podium level with a small resident deck on the sixth floor. These amenities are available to all of the building’s permanent residents. Trash and laundry facilities serve each floor. Due to a tenant population with a very low percentage of car ownership, the ground floor parking garage includes nine parking spaces and increased bike storage to accommodate up to 63 bicycles.

We were thrilled to send several members of our team to the SMPS Pacific Regional Conference this year. It was an amazing conference, and we have been able to bring valuable and actionable insights back to our company.
